A. When you purchase land from our website, you have the choice of paying in full for the land or having our company finance the land for you. If you decide to purchase a property and pay for it in full, please contact us. If you want to finance the land, click the “Buy It Now” button on the listing and put your down payment down on the property you are interested in purchasing. This will secure the property for you. Please do all of your due diligence on ANY property you decide to purchase BEFORE putting ANY down payment down on any land on our website. There are no refunds.
A. If you decide that you want to finance the land you are buying, it is an easy process. We finance all of the land we sell as we own all of our land outright. We don’t do credit checks and there is no loan to qualify for as everyone qualifies for our financing. There also aren’t any early payoff penalties if you decide to payoff your property early.
A. Once a buyer has selected the property that they want to purchase, the buyer contacts Owner Terms Land Network LLC by using the contact form on the Contact page of our website. The buyer may also contact us by email (OwnerTermsLandNetwork@gmail.com) or by phone (541-350-8606) to express their interest in the property they want to buy.
A. The “Buy It Now” Button is used for owner financed purchases. It is usually only used for the lowest down payment option. If you are wanting to put a larger down payment on an owner financed property, please contact us first.
A. If you decide to pay cash for a property, please contact us either by email, phone, or by using the contact form on the Contact page. We then will contact you directly. Please make sure to include your phone number or e-mail address. Once we contact you, we will explain how the cash buying process works.
A. We can’t HOLD properties for buyers. Properties are available on a first come/first serve basis.
A. Payments can be made by debit card, credit card, money order or personal check.
A. Once you send in your down payment and we receive it, this is when the property is secured for you. You may do this by paying the down payment on the property you are interested in by using a debit card or credit card. Payments can also be made by electronic checks (ACH payment), money order or personal check.
A. We will then send out a contract for deed contract (for owner financed deals) for the buyer to review; usually within 7 business days. The buyer will then fill out the contract and return the original contract to The Owner Terms Land Network LLC.
A. Before paying a down payment down on any of our properties, buyers need to do their own due diligence. This will include doing their research (getting questions answered they may have about the property) and doing their due diligence on the property they are thinking about purchasing. We typically can answer most questions through e-mail or by a phone call. All properties we sell are conveyed by a Special Warranty Deed. GPS coordinates or directions to properties are also provided.
A. Usually between 30 and 60 days as long as it is a cash sale. If it is an owner financed deal, usually under 30 days depending how fast the mail runs.
A. Considering that other land websites charge an interest rate of anywhere from 10% to 13%, we feel the interest rate that we charge on our financed land is very reasonable. Our interest rate on all the land we sell is 8%. Also, if you decide to pay off your loan early, we don’t charge any early payoff penalties. All you need to do is call us up for a payoff quote.
A. Yes, you are. Yearly, our company pays upfront all of the property taxes that come in during the year. Our company will then charge each buyer for their yearly property taxes by sending them a property tax letter annually. This property tax letter will arrive by email or by mail. The letter will include a due date and the property tax amount owed for each buyer on the property they are purchasing. Buyers have the choice of paying online with a debit or credit card (just use the red “Make Land Payment” button). They can also mail in a check or money order. Please make all checks/money orders out to “The Owner Terms Land Network LLC.”
Developing Land / Living on Land
A. No you can’t. You can’t live on the property without building a permanent, county permitted structure or developing the land. County ordinances prohibit living on properties full time any more. You can camp on the land and enjoy your land, but there are county camping day limits, so be aware. WE DON’T SELL OFF-GRID, NO RESTRICTIONS PROPERTIES. Please contact us about living and camping limits on properties BEFORE making any down payment on any property for sale on our website.
Q. Can I start building and developing my property as soon as I start making payments on the property?
A. No you can’t. Any construction or the building of any structures, septic systems, wells, utility hookups, roads, keeping of livestock or the building of fences during the years of this contract must be approved by the seller in writing. ANY construction or development done without the seller’s permission or without county permission, will VOID THE BUYERS CONTRACT. If approved by the seller, then the buyer would have to obtain and pay for the proper building permits and get approval from the county that the subject property is located in. Each situation is different so we encourage buyers to contact us. We do allow developing, but it depends on if the buyer is willing to pay a larger down payment on the property they are interested in (This down payment is usually 1/2 of the purchase price). Development is also considered for those buyers who have a great payment history with us after a few years. Proof of property insurance is required to be furnished to seller by buyer, on parcel buyer is requesting to develop. Please contact us with requests or questions.
Marijuana and Drugs
Q: Can I grow MARIJUANA on the property or manufacture illegal drugs on the property during the contract term?
A. NO. During the term of the contract (as stated in our signed contract as this will void the buyer’s contract), there is no marijuana growing or the manufacturing of or use of illegal drugs allowed on or near this property during the contract years.
Buyers Due Diligence Before Purchasing Land
A. Buyers are urged to do their own due diligence (research and get questions answered) by contacting state or county offices before making a down payment or making an offer to purchase land for sale on this website. All land sales purchased by cash or by land sales contract are final. It is the Buyers responsibility to do their DUE DILIGENCE on any property they are considering buying BEFORE purchasing or placing a down payment on any of the land for sale on this website. Pictures of properties for sale on our website are taken in the area and may not be of the actual land parcel that is for sale. All land parcels are sold “as-is, where-is”. Prospective purchasers are urged to examine and research all properties prior to buying or making an offer to purchase. All information contained in our land for sale listings has come from reliable sources or prior owners of the subject properties and is accurate to the best of our knowledge. We make no guarantee expressed or implied as to the location, condition, accessibility, terrain, build ability or information contained in these property listings. For many of the land listings on this website, we use GPS maps. The GPS maps information is for the purpose of locating your property only. Prior to building a fence or any structures on your land, Buyers should contact a state-licensed surveyor to mark the exact corners of your property or to get a property survey done in the county the property is located in.
Locating Property & Property Deeds
A. For owner financed deals, the deed will be given to the buyer after all payments have been made on the contract for deed contract. After the contract has been fulfilled, The Owner Terms Land Network LLC will then record the deed in the buyers name, in the county where the property is located. Depending on the county, this can take anywhere from 45 days to 90 days. Basically, PROPERTY IS SOLD ON A CONTRACT FOR DEED WITH SPECIAL WARRANTY DEED EXECUTED UPON COMPLETION OF ALL PAYMENTS.
A. We will then cancel the sale and put the property back up for sale. Make sure you want to purchase the property, before we write up a deal for you. It can cost over $100.00 to mail out contracts and info. There are NO REFUNDS.
A. We aren’t Realtors. Some properties we visit and some we don’t. We purchase property in bulk from many different sources. We do not offer this service due to the fact that it would add to our costs and therefore add to the sale price of the property. We go to great lengths to provide accurate information in our postings regarding the location of the land. You will always be given accurate directions and or GPS coordinates to your property. GPS coordinates are usually provided on all land we sell on the land listing page. Just click the link and print out the map. We will do our best to help you locate your property.
How Do I Make My Monthly Payment?
A. Payments can be made by debit or credit card, ACH payment, money order or personal check.
A. You can make your monthly land payment on our website by finding the “Make Land Payment” button(red button at top of website) and clicking that button. Once you pay through our website, an email receipt will be emailed to the email address you provided, confirming your transaction. You can also either be put on our billing list (if paying with your credit card or bank account) and we shall send you a monthly e-mail, or you can mail in your monthly payment. Payments can be made by debit or credit card, money order, ACH payment or personal check. Please make sure to use your payment coupon if mailing in your payment.
A. All sales are considered final, sold and binding upon the buyer with receipt of the down payment. There are NO REFUNDS. It is also our company policy to not allow buyers to trade out of one property and into another property. So please make sure you are sure about the property you are purchasing. Please do your due diligence and research on all properties BEFORE making a down payment on any of our properties for sale on this website.
A. We will not use or distribute any of your personal information to anyone or any other company. We will release personally identifiable information to third parties and organizations ONLY when we believe it is appropriate for us to do so to comply with the law. We will also do so to cooperate with law enforcement investigations, comply with court orders or subpoenas, and protect the legal rights of us and our users, or when we believe it is needed for fraud protection and/or credit risk reduction. Our Website protects the security of personal information you transmit to us by using Secure Sockets Layer (SSL) software, which encrypts the information you input during the transmission to us. We do not reveal your credit card number when we confirm your order.
When Are Monthly Payments Due? Late Fees?
A. Monthly payments are due on the 5th of each month and declared late on the 15th of every month. There will be a $50.00 late fee on all payments made after the 15th of each month (and due immediately). There will be a $50.00 fee for all returned checks.
A. This question all depends on the buyers payment history with our company. Two parcels is usually the most any one person or company will be allowed to purchase.
